Vinings Marine Group, LLC (VMG) was formed in 2004 to take
advantage of what we saw as an opportunity to capture significant
investment returns in the niche marketplace of marina ownership
and management. In today’s competitive investment environment,
we could not swim comfortably with the tide by investing in
mainstream asset classes such as multifamily residential,
retail, office or industrial where the increased flow of institutional
capital has pushed pricing higher and investment returns lower
creating choppy waters for investors. Marina properties, on
the other hand, have floated below the radar screen of most
investment professionals and therefore offer, we believe,
an opportunity to acquire facilities at reasonable price points
with superior risk adjusted return expectations.
The marina industry is fragmented and comprised of many small independent owner operators that generally own a single facility and operate it as a family business. Vinings Marine Group's
business plan calls for the aggregation of facilities in order to create a branded marina product that is recognized as a leader throughout the boating community.
